Access Statement for Brookfields B&B

We aim to provide high standards and cater for the individual needs of all guests who decide to stay with us. We are always willing to discuss any additional requirements with current and potential guests.

It is important that all intending guests read our access statement and discuss their specific needs with us. We need to make sure, before reservations are confirmed, that the facilities that we offer are wholly appropriate to any personal, special and disabled needs.

Signage

Brookfields B&B is situated in the countryside, in the parish of St Kew in North Cornwall.

Our B&B is well signed locally with brown tourism signs off the main A39, Atlantic Highway.

On the A39, approximately 3 miles (4.8km) North of Wadebridge, look out for these brown directional signs displaying “St Kew Golf Club and Brookfields B&B”.

Brokfields is situated 0.5 miles (0.8 km) off the A39, down a country/parish lane.

From this lane a 44 yard (40 metre) long drive leads in to our car parking and to our main entrance door.

• Brookfields B&B is only suitable for guests with cars as there is no regular public transport access

• There is a very limited local bus service from St Kew Highway village, 1.0 mile (1.6 km) away: A wider range of bus services operates from Wadebridge, 3 miles (4.8 km) distant
• The nearest rail station is Bodmin Parkway 13 miles (20.9 km) away
• The nearest airport is Newquay, 16 miles (25.7 km)

Arrival & Car Parking Facilities

• There is plenty of free off road parking right up to our front door
• There is adequate lighting on the driveway and outside the front door
• There are also sensor lights on the drive and around our house
• The surfaces of our drive and car park are level, flat and gravelled
• There are no marked parking bays, but there is ample space for all cars, vans, boats caravans etc
• With prior arrangement we can provide garaging for cars and storage of bicycles, surf boards etc
• We are always available to assist with guests’ luggage

Main Entrance & Reception

• The front door has one step: 6”(15cm) high, 52”(132cm) wide, 18”(46cm) deep
• The front door is 30” (76cm) wide. This door leads into the front porch which is 2 6”’ (76cm) deep and 10’ 3”(312cm wide)
• A 2’ 8” (81cm) wide door leads into the 12’ (3.63m) by 11’ (3.35m) main hall. The front porch has a ceramic tiled floor; the main hall is carpeted
• Seating is available in the main hall
• Guests are guided front here to their rooms on the first floor and given details of our facilities, local area, suggestions for eating-out etc

Public Areas - General (internal)

• Stairs, 32” (81 cm) wide, lead off the main entrance hall to the first-floor bedrooms
• Stairs have five steps from the entrance hall to a 34” (86cm) by 32” (81 cm) plot
• From here they turn 90 degrees left onto the first of eight more steps to the first floor landing
• Step risers are 8”(20 cm); treads are 11”(28cm). There is a hand rail on the left
• The first floor landing is 33” (84cm) wide. From here there is level access to all the bedrooms
• Doors leading off this landing into the bedrooms are 29” (74 cm) wide
• The guests’ lounge is off the entrance hall on the ground floor; the connecting door is 46” (117cm) wide. There are no steps
• The breakfast room is also on the ground floor. Access is from the lounge, through a 42” (107cm) door. There are no steps
• Stairs, first floor landings, bedrooms and the guests’ lounge are shallow wool pile carpeted
• The breakfast room floor is Cornish slate
• Hall, corridors, landings ,stairs and all rooms used by guests are well lit
• The height and positioning of light switches and electric sockets does not comply with the regulations for the disabled
• Day and night service bells are provided in the main entrance hall and on the first floor landing
• Brookfields B&B has a good level of fire protection. Smoke detectors and emergency lights are fitted in all parts of our house. Each bedroom has a smoke detector. Our loud alarm system’s bells ring continuously in each bedroom if evacuation of the building is necessary
• There are instructions in all bedrooms explaining action to be taken in case of fire
• The fire alarm system is audible only .Please notify us on arrival if you would require assistance for evacuation
• We are able to use the front and back doors on the ground floor and a door from the flexible/family room on the first floor in the need of evacuation

Public Areas – WC

• All bedrooms are ensuite: There is no guests’ or public downstairs toilet

Guests’ Lounge

• Pleasant spacious room with a feature marble fireplace
• 3-seater, deep buttoned Chesterfield sofa
• Two comfortable armchairs
• Digital, wide screen TV. DVD player
• Books, magazines, maps and fact sheets on local interests and attractions

Breakfast Room

• The breakfast room is on the ground floor, next to the lounge
• Breakfast is individually cooked to order and served at separate tables. These solid oak tables are 35”(89cm) by 58”(147cm), 25” (63cm) under-space and with legs at each corner
• Dining chairs are oak, with rush seats: These chairs have no arms and can be positioned to befit guests’ needs
• Breakfast is served in the breakfast room at a time to suit guests
• With prior arrangement, we can provide for the wants and needs of most food diets and specialised diets

Restaurants

• There is no restaurant at Brookfields
• We only provide breakfasts: We do not provide evening meals
• Each bedroom has a beverage making point
• Each bedroom has a small fridge for storing refreshments, sandwiches etc
• We will advise on the choices available from a good range of dining-out options in the local area
• We will make bookings for guests if required

Laundry

• None available at Brookfields
• We are happy to help with drying, wet clothing and boots
• There are outside water taps for washing and a line for drying wet suits
• An iron and ironing board will be provided on request
• There is a good laundrette in Wadebridge

Shop

• None available at Brookfields.
• Nearest shops, services and doctors’ clinic are at St Kew Highway village, just over 1.0 mile(1.6 km)
• Please ask us for anything you may have forgotten to bring and we will try to help wherever we can

Leisure Facilities

• None available at Brookfields
• Local pay and play golf course is 0.5 mile (mile) 0.8 km
• Throughout Cornwall there are 35 golf clubs open to the public: Several of these clubs are within 20-30 minutes car journeys from Brookfields
• At Wadebridge,3 miles (4.8 km) distance, there are indoor and outdoor leisure facilitates for most tastes
• Wadebridge is also the “gateway” to the popular, level, traffic free Camel Trail and the breathtaking Camel Estuary
• Walk or cycle on the trail; enjoy the countryside scenery and the coastal panoramas
• The estuary also provides for bird watching and for all kinds of water sports
• The coast to coast Saint’s Way footpath and the spectacular South West Coastal Path are 10-20 minute car journeys

Conference & Meeting Rooms, Banqueting, Clubs, Entertainment

• None available at Brookfields

Bedrooms

• All Bed and Breakfast rooms are on the first floor
• Bedrooms are not designed to full disabled-access standards
• All bedrooms are ensuite: Either shower only or with shower and bath
• The bedrooms have fully fitted short pile, wool carpets; the ensuite floors are tiled
• Doors from bedrooms leading into the ensuite rooms are 26”(66cm) wide
• Bedroom doors are lockable and guests have their own keys for the duration of their stay
• Guests are also provided with a key for the front entrance door to enable reasonable access during the day and night
• All rooms have central heating; In addition, each room has an electric heater
• Each bedroom has a remote control, freeview, flat screen television with DVD player: Also clock/CD player/radio alarms
• Beverage making facilities are available in all rooms
• Each room has a refrigerator. These can be used for fresh milk, drinks, food and medication. If necessary we can put larger items in our household fridges
• A small wall safe is provided in each bedroom for safe storage of valuables, medicines etc
• Two” easy” chairs are provided in double rooms; four in the flexible room
• Bed measurements: double beds are 4’ 6” (137cm) by 6’ (183cm); single beds 3' (91cm) by 6’ (183cm). Beds are approx 24" (61cm) high
• There is ample space around all beds-but totally unsuitable for wheel chair users
• Sheets, pillow cases and duvet covers are Egyptian cotton. Wool blankets are provided, if preferred
• Pillows choice is duck feather or synthetic, non-allergenic
• Rooms are well lit with at least two overhead and two bedside lights
• Hairdryers are supplied in all rooms

Bathrooms, Shower-rooms & WCs

• None of our baths, showers or WCs are suitable for wheel chair users
• Shower cubicles are 27”(69cm) by 30”(76cm) with 11”(43cm) sill-step
• Showers have pivot doors
• Standard, rounded at the front, hand basins, on pedestals, are 31” (79 cm) high. The bath edge is 23”(58cm)
• Standard WCs, with spaces around, are 17” (43 cm) high
• Showers do not have shower seats
• Showers have height adjustable shower heads
• Mirrors over washbasins with lights and shaver points.
• Fresh towels are supplied daily

Grounds and Gardens

• One acre, tranquil garden and lawns with great country views
• The garden and lawns are private and are not overlooked
• Lawns are flat and level. Garden has seating facilities
• There is a pond, ducks and chickens 150 yards from our house
• There are plenty of level paths for an easy stroll around the house, garden areas and grass paddocks

Additional Information

• Depending on the stage of the crops, guests can walk in our field and grass paddocks
• In each bedroom folder there is a list of daytime and out of hours emergency telephone numbers
• We would always offer assistance during the day or night should an emergency occur
